The second Chesterfield-specific issue is weight and finish. Insulated steel doubles with a woodgrain or carriage overlay are heavy — often noticeably heavier than the builder’s original spring set was ever ideally matched to. Add decorative strap hinges and spade handles and you get a door where a spring change done by weight guesswork instead of measurement leaves it slamming or drifting. We weigh or calculate the door and read the wire size, inside diameter and length off the existing spring rather than eyeballing it.

A great many Chesterfield subdivisions — Wildhorse, Kehrs Mill, Green Trails and the River Bend area among them — operate through trustees or an architectural control committee, and the indentures typically require written approval before you change the exterior appearance of the house. A garage door is roughly a third of most Chesterfield front elevations, so it counts. Submit before you order, not after: the committee usually wants the manufacturer, model, panel design, window layout and color, and approval commonly runs a couple of weeks. We will give you a spec sheet in the format committees actually accept, and if the association requires all three bays to match we will price the set rather than let you install one door that gets a letter.

Replacing a door and hardware in an existing opening is handled differently from changing the opening itself — widening, raising the header or adding a bay is structural work and clearly needs a permit and inspection. Check with Chesterfield’s Public Works and Planning counter, or let us handle it; we’ll tell you upfront if your address needs one. Association approval and a city permit are two separate things and you may need both.
Usually no, and we’ll tell you that on site. On a three-car Chesterfield elevation the double gets used four or five times as often as the single, so the two systems are not at the same point in their lives. We always replace the broken door’s springs as a matched pair — the surviving spring on that door is the same age and is next — but the other bay gets an honest inspection and a real answer, not an automatic add-on.

If the model is still in production we can order the matching section and swap it, which on a high-end insulated carriage door frequently saves several thousand dollars against replacement. If the model has been discontinued or the finish has weathered enough that a new section will not blend, we’ll say so plainly and price both options rather than install something that looks wrong. Usually steel rollers with exposed bearings, an out-of-balance door making the opener work, and loose hardware — in that order. Chesterfield floor plans very often put a bedroom or bonus room directly over the garage, which is why we get called for noise here more than almost anywhere.
