One annual visit balances the door, safety-tests the auto-reverse, lubricates what should move and tightens what shouldn’t — and catches the cheap failing part before it takes three expensive ones with it.

A tune-up should not be a can of spray lubricant and a handshake. Here is the full checklist our technicians work through, in order, on every maintenance visit.
Balance and counterbalance
- Manual balance test. Opener disconnected, door raised to waist height. A balanced door holds position on its own. Drifting down means the springs have lost tension; climbing means they are over-wound.
- Torsion spring inspection. Coils checked for gaps, rust bloom, pitting and early separation. We record wire size, inside diameter and length so you know your actual cycle rating.
- Spring lubrication. A light film on the coils cuts coil-to-coil friction and the grinding that comes with it — one of the highest-value two-minute jobs on the door.
- Extension spring safety cables. On older extension systems, still common on detached garages in South City, Lemay and Overland, we verify a containment cable runs through each spring. That cable is what keeps a snapped spring from crossing the garage.
- Torsion shaft and end bearing plates. Checked for wobble, a bent shaft, and dry or scored bearings.
- Center bearing. Inspected and lubricated; a dry one is a common source of rhythmic squeal.
Cables, drums and lift hardware
- Cable inspection, full length. Run through gloved fingers for broken strands, kinks and the rust that always starts at the bottom bracket where water sits on the slab.
- Cable drum check. Equal wraps on both drums, set screws tight, no grooving in the casting.
- Bottom bracket condition. Verified secure and not bent. These are under full cable tension and never adjusted with the door up.
Rollers, hinges and track
- All ten rollers checked. Each spun by hand for flat spots, seized bearings and stem slop.
- Roller bearing lubrication. Sealed nylon rollers get the stem only; steel rollers get the bearing race.
- Every hinge inspected. Elongated fastener holes, cracked steel at the knuckle, and the end hinges that carry roller stems.
- Hardware torque. Every lag bolt, carriage bolt and nut on door and track re-torqued. On a door cycling 1,400 times a year, vibration backs fasteners out — the single most common thing we find loose.
- Track alignment. Vertical and horizontal track checked plumb, level and consistently spaced from the door face, with the radius checked for flare.
- Track cleaning. Debris and old grease wiped out. Track is never lubricated — grease in the channel collects grit and grinds up rollers.
- Track fasteners and ceiling angle. Jamb lags and the punched angle supporting the horizontal track checked for pull-out.
Opener, safety and drive system
- UL 325 auto-reverse test. A 2x4 laid flat under the door. The door must contact it and reverse fully — a federal requirement on every opener sold since 1993, not an optional check.
- Photo-eye alignment and function. Sensors verified no more than six inches above the floor, aimed, LEDs confirmed, and the beam broken mid-close to confirm reversal.
- Force limits. Down-force and up-force set to the minimum that reliably operates the door.
- Travel limits. Door seats fully on the slab without over-driving into it.
- Chain or belt tension. A slapping chain is a loose chain; an over-tight belt loads the motor bearings.
- Rail and trolley lubrication. Screw-drive rails get lithium grease; chain rails get the chain.
- Emergency release cord. Present, reachable, and confirmed to actually disengage the trolley.
- Remotes, keypad and wall control. Tested, batteries checked, rolling-code function confirmed.
- Battery backup. Load-tested where fitted — these need replacing every three to five years and die quietly.
Seals and the opening
- Bottom weather seal. Checked for cracking, hardening, gaps and a retainer packed with grit. A failed seal is how water, leaves and mice get in.
- Stop molding and struts. Jamb seal condition and strut or reinforcement bracing verified, especially on wide doors carrying an opener.
Why St. Louis weather accelerates all of this
Manufacturer maintenance intervals assume a stable, mild climate. The St. Louis metro is not that. A 12°F January morning and a 98°F July afternoon are both routine here, and a 40-degree swing inside one week is unremarkable. Steel expands and contracts through all of it, walking fasteners loose, while the rubber bottom seal cycles between brittle and soft until it splits.
Humidity does the quieter damage. Summer dew points sit in the seventies for weeks, and an unconditioned garage traps that moisture against every uncoated steel surface in the system — hinge pins, roller stems, spring coils, the cable at the bottom bracket, where winter road salt tracked in on tires also collects. The most common thing we find on a St. Louis service call is not a dramatic failure. It is ten years of untreated hardware quietly seizing until something lets go.
The cascade: why a $30 part matters
Garage door failures are not independent events. They chain, and the sequence is always the same. A lift cable starts fraying at the bottom bracket — the fix at that moment is a $150–$260 cable pair. It goes unnoticed, the cable snaps under load, and one side of the door drops. Now the door is off track, another $160–$320. The rollers that jumped the channel crease the track at the radius, so a track section gets replaced. And because the door racked while it was binding, one section is bowed — a panel replacement at $350–$800, or a full door if the model is discontinued.
That is the whole argument for maintenance. The cheapest moment to address any garage door problem is the moment before it fails, and the only way to be there is to have somebody look. A $79–$129 tune-up costs less than one after-hours emergency call.
The one test you should do yourself, twice a year
You do not need us for this and it takes ninety seconds. With the door fully open, lay a flat 2x4 on the floor in its path and close the door. When it contacts the wood it must stop and reverse all the way back up. If it stops and sits, keeps pushing, or reverses only a few inches, the opener has failed its auto-reverse safety test and needs service now. Then wave a broom handle through the photo-eye beam mid-close; it should reverse immediately.
Second, the balance test. Pull the red release cord with the door fully closed, lift it by hand to waist height and let go. A balanced door stays put; one that slams down or shoots up has a spring problem. Reconnect the trolley when you are done.
What you should never do yourself: anything involving the torsion springs, cable drums or bottom brackets. A wound torsion spring stores enough energy to break an arm or worse, and winding bars in inexperienced hands are how people end up in the emergency room. Safety testing is homeowner territory. Spring work is not, ever.
When to schedule it
Fall, before the first hard freeze, is the ideal window here. Cold exposes marginal springs — steel loses load capacity as temperature drops, which is why the phone rings off the hook the first week the overnight low hits the teens. A door balanced and lubricated in October is a door you are not standing in front of in January with a car locked inside.
Annual service suits most homes; twice a year is worth it for a detached unheated garage, a door cycling more than six times a day, or a garage used as the main entrance. Newer St. Charles County builds deserve a look at year five or six, because builder-grade 10,000-cycle springs on those 16'x7' and 18'x8' doubles are done around year seven — and subdivisions in Wentzville, O’Fallon and St. Peters fail as a cohort because they were built the same year. If the door has gotten loud in an attached garage with a bedroom above — familiar in Kirkwood and Webster Groves ranches — the tune-up plus a nylon roller upgrade is the fix.

Garage Door Maintenance FAQs
How often should a garage door be serviced in St. Louis?
Once a year for most homes, ideally in the fall before the first hard freeze. Go twice a year if you have a detached unheated garage, if the door cycles more than about six times a day, or if the garage is your household’s main entrance. Our freeze-thaw cycles and summer humidity are harder on hardware than the manufacturer’s maintenance schedule assumes.
What is the auto-reverse test and how do I do it?
Lay a flat 2x4 on the floor in the door’s path with the door fully open, then close the door. When it contacts the wood it must stop and reverse all the way back up. If it stops and sits, keeps pushing, or reverses only slightly, the opener has failed and needs service. Every opener sold in the U.S. since 1993 is required under UL 325 to pass this test.
What kind of lubricant should I use on a garage door?
A garage-door-specific spray lubricant or a white lithium grease. Apply it to hinge pivot points, roller stems and bearings, the spring coils, the torsion shaft bearings and the opener chain or screw rail. Do not use WD-40 as a lubricant — it is a solvent and displaces the grease you need. And never grease the inside of the track; it collects grit and grinds up your rollers.
Can I do the maintenance myself?
Part of it. Lubrication, the auto-reverse and photo-eye tests, tightening visible hinge bolts and the balance test are reasonable homeowner jobs. Anything involving torsion springs, cable drums or bottom brackets is not — those hold hundreds of pounds of stored energy and cause serious injuries every year.
My door is noisy. Will a tune-up fix it?
Often, yes. Most garage door noise is dry spring coils, dry bearings, loose hardware or worn steel rollers. Lubrication and re-torquing usually make a substantial difference. If the door is still loud afterward — especially in an attached garage with a bedroom above it — the fix is swapping to nylon rollers with sealed bearings, which is the single most dramatic noise reduction available on a garage door.
Will maintenance make my springs last longer?
Yes, meaningfully. Springs are rated in cycles, but corrosion and coil-to-coil friction shorten real-world life well below the rating. Keeping the coils lubricated and the door properly balanced is the difference between a spring set reaching its rating and failing years early. It does not make springs immortal; nothing does.
