Garage Door Opener Repair & Installation, St. Louis

A dead opener is rarely a dead motor. In St. Louis the top three causes are misaligned photo-eye sensors, a stripped nylon drive gear, and a logic board that took a hit during a summer thunderstorm — and two of those are inexpensive. We diagnose the actual fault, quote it flat rate, and only recommend a new unit when the math says so.

First, make sure it’s actually the opener

Before anything else: pull the red emergency release cord and lift the door by hand. If it’s smooth and stays put at waist height, the door is balanced and your problem really is the opener. If it’s brutally heavy or won’t move, you have a broken spring and the opener is an innocent bystander — it’s a positioning device, not a hoist, and it never had a chance. Half the “my opener died” calls we take turn out to be springs.

Chain, belt, screw or wall-mount: what you have and what it means

Chain drive. A metal chain pulls the trolley along a rail. Cheapest, toughest, longest-lived, and the loudest by a wide margin — a real chain drive transmits vibration straight through the ceiling joists. Fine over a detached garage or a workshop; miserable under a bedroom.

Belt drive. Same mechanism with a steel-reinforced rubber belt instead of a chain. Dramatically quieter, no metallic slap, and it needs no lubrication. This is what we install by default in attached garages, and it’s the single most-requested upgrade in the mid-century ranches and split-levels around Kirkwood, Webster Groves and Crestwood, where a bedroom sits directly over the garage and a 6:30am departure wakes the whole house.

Screw drive. A threaded steel rod turns and drives the trolley. Fewer moving parts, decent power on wide doors, but the lubrication on the rod is sensitive to temperature — which matters a lot in an unheated St. Louis garage that swings from 10°F in January to 105°F under the roof in July. They can get sluggish in the cold. Less common on new installs now.

Wall-mount jackshaft. Mounts on the wall beside the torsion shaft and drives the shaft directly, with no overhead rail at all. It’s the answer for cathedral or low-headroom ceilings, for garages where you want the ceiling clear for storage or a car lift, and for very heavy insulated doubles. It’s also the quietest option overall because nothing is bolted to the joists above your bedroom. Costs more, and it requires a properly balanced door with a torsion system — it will not work on extension springs.

The five failures we actually find

1. Photo-eye safety sensors (most common, cheapest fix)

Federal law has required photo-eyes on residential openers since 1993. Two small units sit about six inches off the floor on each track, one sending an infrared beam and one receiving it. If the beam is broken, the door will not close — by design.

They go out of alignment constantly, because they’re mounted at shin height in a room where people store things and back cars in. A bike leaning against a bracket, a snow shovel, a spider web across the lens, a bag of mulch, or just a bump from a car door. The tell is that the door starts to close, reverses, and the opener light flashes ten times. Look at the sensor LEDs: on a LiftMaster, the green one on the receiving eye should be steady, and the sending eye’s amber should be steady too. Steady means seeing each other. Flickering or off means blocked or misaligned.

Often you can fix this yourself in two minutes — wipe both lenses with a dry cloth, move whatever’s in the way, and gently nudge one bracket until the light goes solid. If it won’t hold, the bracket is loose or the low-voltage wire has been nicked (very common where the wire is stapled along a stud and a staple has cut into the insulation), and that’s a service call. Never bypass or tape over the sensors. That safety circuit is what stops the door on a child or a pet.

2. Stripped nylon drive gear

Inside the motor housing is a nylon worm gear that meshes with a steel worm shaft. Nylon is the intentional sacrifice: it’s cheaper to shred a gear than to burn out a motor. When it strips, the motor hums or runs at full speed and nothing moves, and you may find fine white plastic shavings on the garage floor under the unit.

Almost always this is a symptom, not a cause. The gear stripped because the opener was fighting an out-of-balance door — worn springs, dry rollers, a binding track. Replacing the gear kit without correcting the balance means doing it again. We replace the gear and sprocket, then re-balance the door and reset the force limits, or we tell you the springs need to come first.

3. Logic board failure after a storm or surge

Missouri thunderstorm season is hard on garage openers. They’re plugged into an outlet on a circuit that typically has no surge protection, with a long antenna wire hanging off the back of the head. A nearby strike or a utility surge during an outage takes out the receiver, the board, or both.

The signatures are distinctive: remotes stop working but the wall button still does (receiver section gone), the wall button works but nothing else, the unit is completely dead with no LED, or it behaves erratically — running on its own, ignoring commands, refusing to learn a remote. If the unit is over about twelve years old, a board can cost a meaningful fraction of a whole new opener, and we’ll show you both numbers rather than deciding for you. If your garage is on a circuit that’s taken hits before, put the opener on a surge protector.

4. Travel and force limits out of adjustment

Every opener has settings for how far the door travels in each direction and how much force it applies before it stops and reverses. Seasonal changes move the goalposts: a door that’s stiffer in January because the weatherseal is frozen to the slab needs slightly different force than it does in July. Classic symptoms are a door that closes fully then immediately re-opens (down-travel set too far, so the opener senses “obstruction” when the door hits the floor), a door that stops a few inches short and reverses, or a door that no longer seals at the bottom.

These are dial or button adjustments and they take a technician a few minutes — but the correct order matters. Balance the door first, then set travel, then set force, then test the auto-reverse with a 2x4 laid flat under the door. Cranking the force up to overpower a binding door is how people defeat the safety system without realizing it.

5. Remotes, keypads and programming

Remotes lose sync, keypads forget their PIN after a battery change, and a new car’s HomeLink often won’t pair with an older rolling-code opener without the yellow “Learn” button or a compatibility bridge. We program remotes, exterior keypads and in-car HomeLink or Car2U systems, and we’ll erase the memory on any opener at a home you just bought — worth doing, since you have no idea how many remotes the previous owner handed out. Change the keypad PIN off the factory default while you’re at it.

Repair or replace? The honest math

Residential openers last about 10 to 15 years. Our rule of thumb: if the unit is under ten years old and the fault is sensors, a gear, a limit switch, a broken trolley or a chain adjustment, repair it — those run $120 to $320 and you’ll get years more out of it. If it’s past twelve years and needs a logic board or a motor, put the money toward a new one. A new belt drive installed runs $475 to $750 and gets you things the old unit physically cannot do:

  • Battery backup. Required on new residential opener installations in some states and simply sensible here — St. Louis storms knock power out and a dead opener means a car locked in the garage.
  • Rolling-code security. Anything pre-1993 uses fixed codes or DIP switches that can be cloned trivially.
  • myQ / smartphone control. Check whether you left the door open from anywhere, close it remotely, get alerts, and grant delivery access. Genuinely useful, and it ends the “did I close the garage?” drive-back.
  • Real quiet. A steel-reinforced belt with a soft-start DC motor over a bedroom is a different experience from a 1990s chain drive.
  • Modern LED lighting and a proper 2-year to lifetime manufacturer warranty depending on model.

One last thing worth saying plainly: a new opener will not fix a noisy door. If the racket is coming from the door itself rather than the motor, you want nylon rollers and a hardware tune, not a $600 opener. My door starts to close, then reverses. What’s wrong?

Nine times out of ten it’s the photo-eye safety sensors near the floor. Wipe both lenses, clear anything within the beam path, and check that the indicator LEDs are steady rather than flickering. If a light won’t go solid, a bracket is loose or the low-voltage wire is damaged — often where a staple has cut the insulation along a stud. The other possibility is a close-travel or down-force setting that needs adjusting. Never tape over or bypass the sensors.

The motor runs but the door doesn’t move at all.

Two candidates. If the trolley travels down the rail and the door stays put, the trolley has been disconnected by the emergency release, or a spring is broken. If the motor hums and nothing turns, it’s usually a stripped nylon drive gear — look for fine white plastic shavings on the floor under the unit. Which opener is quietest for a bedroom above the garage?

A wall-mount jackshaft is quietest because nothing is bolted to the ceiling joists under the bedroom — the drive unit sits on the wall beside the torsion shaft. Second best is a steel-reinforced belt drive with a soft-start DC motor. But do the door first: nylon rollers, tight hardware and correct lubrication usually remove more noise than the opener swap does.

Do I really need battery backup?

In St. Louis, we think so. Storm season regularly knocks out power for hours, and without backup your only option is the manual release — awkward if the door is heavy, and impossible to re-secure from outside. Battery backup gives you a limited number of full cycles on a charge, which is more than enough to get a car out and the door closed.

Can you program my car’s built-in garage button?

Yes. HomeLink and Car2U systems pair with most rolling-code openers using the Learn button on the motor head, though some older units need a compatibility bridge. We program in-car buttons, handheld remotes and exterior keypads at no extra charge during a service visit.

My remotes stopped working after a thunderstorm.

That’s the classic signature of surge damage to the receiver or logic board — the wall button often still works because it runs on a separate low-voltage circuit. Garage openers sit on unprotected outlets with a long antenna wire, which makes them vulnerable. How do I test my opener’s auto-reverse safety?

Lay a 2x4 flat on the floor in the door’s path and close the door. It should contact the board and immediately reverse. Separately, wave a broom handle through the photo-eye beam while the door is closing — it should stop and reverse. If either test fails, stop using the opener and get it serviced. Do this every few months; it takes a minute and it’s the safety system that protects a child or pet.

How long does a new opener installation take?

Usually 1.5 to 3 hours for a standard rail-mounted unit, including removal and haul-away of the old opener, mounting, sensor installation, limit and force setup, remote and keypad programming, and a full safety test. A wall-mount jackshaft takes a little longer and requires a correctly balanced torsion-spring door.
