The doors we service
Sectional steel overhead doors. Heavy-gauge sections on torsion counterbalance, running standard lift, high lift, vertical lift or low headroom track depending on the building. These are what you find on most dock positions and drive-through bays, strut-reinforced with full-height end stiles, in widths from 8 feet past 24. They fail the same way residential doors do — springs, cables, rollers, hinges, bottom brackets — just far faster, from cycle count.
Rolling steel service doors. Interlocking slats coiling onto a barrel above the opening — the right answer where headroom is tight or a sectional door’s horizontal track would eat the ceiling you need for racking. They fail differently: displaced slats after an impact, worn barrel springs, guide wear, and out-of-adjustment tension that makes a manual door impossible to lift. We re-tension barrels, replace slats individually and swap guides.
Rolling sheet doors. A single corrugated curtain instead of interlocking slats — lighter and cheaper, extremely common on self-storage and utility buildings around the metro. They dent easily and the tension springs live inside the barrel.
High-speed doors. Fabric or rigid roll-ups moving at 40 to 100 inches per second, for openings cycling hundreds of times a day where temperature separation matters. They pay for themselves in conditioned air and forklift throughput, and they need real PM — light curtains, brush seals and drive service.
Fire doors and fire shutters. Rolling steel and fire-rated sectional doors held open by a fusible link or electromagnetic release, designed to close automatically and compartmentalize a fire. Life-safety devices, inspected as such — see drop testing below.
Dock levelers, seals and shelters. Mechanical, hydraulic and air-powered levelers, edge-of-dock units, compression seals, bumpers, dock lights and vehicle restraints. A leveler that will not raise stops loading as completely as a door that will not open.
Who we work for in St. Louis
Warehousing and distribution. The metro’s industrial core runs from Earth City and Hazelwood along the I-70 corridor toward St. Charles, and south through Fenton and Valley Park toward I-44 and I-55. Preventive maintenance contracts
Here is the honest math. Take one dock position at a distribution facility. If a door failure shuts it down for a shift, you pay idle labor, missed appointment windows, a carrier that has to be rescheduled and often detention charges. That number, for a single incident, routinely exceeds the annual cost of maintaining the entire bank of doors. Commercial doors do not fail randomly — they fail from cycle wear on parts that were visibly worn weeks earlier.
A True Lift PM contract covers inspections at an interval matched to your cycle count (quarterly for high-traffic dock and service doors, semi-annual for moderate use, annual for low-cycle), lubrication and hardware torque, spring and cable inspection with wear documented against the previous visit, operator service including limits, force settings and safety devices, photo-eye and reversing-edge testing, track alignment, dock equipment inspection, and a written per-door condition report so you can budget replacements instead of being surprised by them. Contract customers get priority dispatch, contracted labor rates and a documented service history.
Emergency commercial response
Commercial doors do not break politely at 10am. We take after-hours and weekend calls, and our trucks carry springs, cables, drums, bearings, slats, guides, rollers, hinges, operator gear kits, logic boards, photo-eyes and reversing edges. Fire doors: annual drop testing is not optional
NFPA 80 requires that fire door assemblies be inspected and drop tested annually, that the test be performed by qualified personnel, and that it be documented in a written record kept by the facility. That record is what an AHJ, fire marshal or insurance inspector asks for.
A drop test means what it sounds like: the automatic-closing device is released, the door must close fully and latch under its own governed speed, and it is reset afterward. It is not a visual inspection. The failures we find are usually a painted-over fusible link, an obstruction in the guides, an unserviced governor, a release device disabled because the door kept nuisance-closing, or a door chained open by staff. We perform the testing, provide the written record and repair what it uncovers. If nobody at your facility can produce last year’s documentation, resolve that before someone else asks.
Operators: picking the right one
Jackshaft operators mount on the wall beside the door and drive the torsion shaft directly — the standard where headroom is limited, where the ceiling must stay clear for racking or lighting, and on high-lift, vertical-lift and rolling steel doors. Trolley operators run on a rail centered above the door, suited to standard-lift sectional doors with adequate headroom and moderate cycles. Hoist operators combine a motor drive with a chain hoist so the door can still be worked by hand during a power failure — the right call on doors that absolutely must open and on very large or heavy doors.
The second decision is control type. Commercial operators are specified as C2 momentary contact, C3 constant pressure, D1 with sensing edge and so on, and the right class depends on whether the door is in a controlled area, whether it is line-of-sight, and what safety devices are installed. Spring cycle ratings on high-use doors
This is where commercial and residential thinking diverge completely. A house door cycles maybe four times a day — about 1,400 a year — so a 10,000-cycle builder spring lasts roughly seven years. A dock door at a busy distribution center can cycle 40 to 100 times a day. At 60 cycles a day, a 10,000-cycle spring is finished in under a year.
That is why commercial doors are specified by cycle rating rather than price: 25,000, 50,000 and 100,000-cycle sets are standard, achieved through larger wire diameter and longer springs. Going from 10,000 to 50,000 cycles adds a modest one-time cost and eliminates four or five spring replacements, each one a service call plus downtime. We size springs from actual door weight, drum size and required cycle life, and always replace in matched pairs. And the standing safety rule applies here more than anywhere: nobody untrained should ever put winding bars into a commercial torsion spring.

How often do commercial fire doors have to be drop tested?
Annually, under NFPA 80. The test has to be performed by qualified personnel, the door must close fully and latch under its automatic-closing device, and the results must be documented in a written record the facility keeps on file. That record is what a fire marshal, AHJ or insurance inspector will ask to see. We perform the testing, provide the documentation and repair whatever the test uncovers.
What spring cycle rating should a busy dock door have?
Match it to actual cycle count. At 60 cycles a day a 10,000-cycle spring set is done in under a year. Most high-traffic dock and service doors should be on 25,000 to 100,000-cycle springs, achieved with heavier wire and longer springs. The one-time upgrade is usually far cheaper than the accumulated service calls and downtime it eliminates.
Which operator do I need — jackshaft, trolley or hoist?
Jackshaft where headroom is tight or the ceiling needs to stay clear, and on high-lift, vertical-lift and rolling steel doors. Trolley on standard-lift sectional doors with adequate headroom and moderate cycles. Hoist where the door must be operable by hand during a power outage, or where it is very large or heavy. Can you repair a rolling steel door with bent slats?
Usually, yes. Slats on an interlocking rolling steel door can be replaced individually rather than replacing the whole curtain — the difference between a service call and a five-figure door. If the impact also damaged the guides, bottom bar or barrel, we assess those separately and quote the repair against a curtain replacement so you see both numbers.
Can you work outside our operating hours?
Yes, and for most commercial customers that is the point. Scheduled PM visits, operator replacements and planned installs can be done at night, on weekends or during a shutdown window so we are not standing in the middle of your shift.
